Job Description

 

 

Aim of the position:

 

 

To strategically manage the portfolio of buildings with the aim of achieving sustainable income and capital growth

 

Core Job Description and Responsibilities:

Portfolio Performance - running Monthly Management meetings with Property Management and reporting through to Fund Manager and Manco on allocated portfolio’s performance (Financial, Vacancies, Arrears, Legal etc.);

 

Building performance – visit the buildings at least monthly to assess maintenance, capex requirements, housekeeping etc. and formulate actions/execution plan for the property managers;

 

Project management – be involved with projects in conjunction with the Development manager;

 

Strategic formulation – formulate, implement and present tactical and operational strategy for each building after detailed financial and operational analysis including macro and micro trends and other appropriate research;

 

Optimising returns – optimise the performance of each building through recycling buildings where required and ensuring optimum operational management.

 

Identifying and motivating possible development opportunities and refurbishments as well as sales recommendations;

 

Minimise risk exposure – assess impact on building as a result of demographic changes including the development of competing buildings, increased credit risk of tenants,

 

Tenant interaction – interact with national and major tenants where required and renew lease and negotiate new leases with these tenants;

 

Ensure optimum operational management – ensure that the service providers deliver the best possible service and that they meet the required performance standards of the fund including reporting and budgeting;

 

CAPEX Tracking

 

Bi-annual budgeting and reviews income, expense and capex budgets;

 

Interact with property and facilities management as well as building management.

 

Review acquistional budgets to ensure buildings being purchased are in line with fund criteria from an operational view

The Ideal Candidate

 

 

The ideal candidate for the position must satisfy the following criteria:

Ability to identify value-adding opportunities in portfolio;

 

Must be Professional and possess good presentation skills;

 

Ability to communicate well with tenants and service providers, including property managers;

 

Able to form and maintain good relationships with clients and tenants.

 

 

Preferred Skills and Abilities:

Post-graduate degree;

 

At least five years’ experience as a property manager

 

Must be able to interpret macro and micro economics, market conditions and likely effect on commercial property market sectors and the portfolio;

 

Interpretation of trends and demographics;

 

Able to analyse buildings (building fundamentals, financial, investment and demographics trends) and construct strategic plans including hold, sell, reposition, redevelop, refurbish strategies;

 

Able to apply most MS software products, (definitely Word, Excel and PowerPoint);

 

Accounting – understand and interpret income statements, balance sheets, accounts entries, basic tax, construct cash flows, etc;

 

Must understand and apply investment criteria, effect of income, expenses and capex on investments, understand and construct valuations;

 

Development – construct and understand development viabilities;

 

Specific retail ratios and benchmarks – understand such as foot count, turnover densities.
